Dave uses an extension called material resizer as you can see in his screenshot.

I used a free extension from the Extension Warehouse called Material Resizer. It lets you see the size and resize them. What you resize them to depends on how they are used. I often see huge hi res textures applied to the stems of house plants which makes no sense since you can’t really see the stems unless you zoom in tightly. As for file format for the images, I’d probably use .png files when I can. If you have textures with transparency you would need to use .png files anyway.

So far the last suggestions I have for you is to run CleanUp3 on your model to merge coplanar faces and materials.I would also dig through the model and look for anything else you might be able to remove and then purge.
Back in LO, make sure you are not modifying the Camera position for viewports. For the most part you are good on this but the following is a good example of why you don’t want to modify the camera in LO.

Instead of clicking into the viewport and panning the camera, just drag the edges of the viewport after setting the scale to the desired scale. Less likely to make a mess you’ll have to clean up.

Plus going back to my initial request of turning the file into hybrid format and trying with my lighter file (300 Mo ; btw to what size should I come with the suggested things you mentioned)
Option 1 : this does not work, the pdf file does not come out at all… even if leave medium everywhere and tick override o hybrid, it does not work. Do you know why ?

If you double click into a viewport to move the camera as was evidently done in that plan view, you are overriding the Camera properties. This can create problems for you later, especially if you’ve added labels and/or dimensions in LayOut.
I ended up with 132Mb. It depends on the size you set for the materials when you resize them.
Reducing the number of edges and the sizes of the materials will help to make the viewports faster to render as Hybrid. It may be that you don’t need to render your viewports as Hybrid, though. You should export your PDF with the viewports set to Raster. For many users Raster rendering yields perfectly usable results.
I don’t know why your PD’s aren’t turning out. Do you mean the export is taking a long time? It would if the viewports are set to Raster but the Override tick box is ticked because you have to wait for LO to render the viewports. If you want to leave the viewports set to Raster, untick the override box.
